Are the properties Freehold?

Yes, all our properties in Florida are freehold.

Is it possible to get a mortgage as a non resident of the country?

Mortgages are easily arranged, usually up to 80% for an overseas buyer, on properties in Florida. The loan to value is based on the lender's assessment of the area and property value based on the resale potential and market stability.

Do I need a bank account in the country?

Yes, but its quite straightforward and takes about an hour.

How do I transfer money?

You can use your own bank or a currency-exchange broker (which we can recommend).

How do I reserve a property?

A refundable deposit of between $1000 and $2000, depending upon your chosen property, is required to reserve the property.

What are the purchasing costs?

Allow approximately 2.5% of the purchase price if making a cash purchase. Allow approximately 4% to 4.5% if buying with a mortgage.

Do I need a solicitor?

Not necessarily, the Title Company takes the place of a solicitor.

Is it possible to rent the property out?

Yes, definitely. All our properties are within a zoned rental area. Generally the best rental potential is within 20 mins of Disney. The resort will have property and rental management offices for clients to utilise. The state will ley a 9% to 12% rental surcharge.
